Structural Strengthening
70 Coleridge St is a 1600m2 Tilt-Up slab building built in the 1980s. Post the Christchurch 2012 earthquakes the building had settled up to 140mm towards the heavy exterior walls.
The clever engineers came up with a solution where we had to strengthen the exterior structural perimeter with Christchurch Structural Steel to the steel portals and concrete walls. We Replaced three concrete panels and a section of roof. Replaced all of the skylights and replaced all of the loose screws to the roof- This we have found is a common issue for all buildings that have experienced earthquake sequences. Then we installed new Led lights to the ceilings – Which allowed good quality finishes to our workspaces.
The Video Shows Structural Strengthening continued:
- Laser leveled the floor with AP40, AP20 shingle, and crusher dust.
- Double layer of Damp proof membrane
- laying of the post-tensioned flooring system.Christchurch Structural Steel.
- We then laid a new very strong Concrete slab- poured in one session overlay to the steel tensioning system.
The post-tensioned floor system
The Post-tensioned floor system is the Rolls Royce of floor systems as it moves independently of the existing building and is super flat to allow for High-lift forklifts. This independent floor system causes a number of challenges including:
- Allowing for active movement of floor around Toilets and service areas
- Transitions around doors and ramps
- Edge detailing to walls and columns.
- Zero shrinkage cracks and saw-cuts to slab
Specific Safety procedures
- New LED lights installed early to allow good vision on site
- Replacement skylights installed to prevent leakage and good worksite light
- Structural steel work was done before floor completed to safely strengthen the building from further Earthquake events
- Site lockdown while steel reinforcing tensioning was being carried out.
